California Health Sciences University was founded in 2012 with the mission to improve healthcare outcomes of people living in the Central Valley. Granville Homes is on board to help both of those missions be successful.

California Health Sciences University is planning on expanding its campus over the coming years. In addition to several additional health sciences colleges, CHSU is partnering with Granville Homes to include student and faculty housing and adjacent commercial and retail spaces, with the goal of creating a vibrant and walkable campus that enhances the existing community.
With the goal of providing quality medical education in the heart of the Central Valley and propelling Clovis to become a leader in healthcare innovation, California Health Sciences University and Granville Homes are committed to smart growth that prioritizes City of Clovis trail connectivity, walkability to housing and retail spaces, and a sense of community with the surrounding neighborhoods.
This expansion plan is in line with the City of Clovis’ vision for superior lifelong education, economic growth, and regional engagement.

The Central Valley Research and Technology Business Park (CVRTBP) was established in 1998, to draw high quality employment opportunities to the Clovis community and the greater region.
With the adoption of the Research and Technology Park (R-T) Zone District in 2000, a use schedule was developed for the identification of clean, “high tech” businesses and headquartered offices. However, after over 20 years, development of the intended RT uses has been slow.
The limited growth, along with the development of the Clovis Community Regional Center and California Health Sciences University in the area, has led local leaders to reconsider the RT Park as a hub for healthcare, in addition to the originally planned research and technology uses.
California Health Sciences University was founded in 2012 to improve the health care outcomes of people living in the Central Valley.
The first university of its kind in the Central Valley, CHSU prepares students to be compassionate, highly trained and collaborative leaders who will serve in healthcare roles throughout our community.
The three-story College of Osteopathic Medicine building opened in 2020. The CHSU-COM has matriculated an inaugural cohort of 79 students in 2020 and second cohort of 120 students in 2021. The third cohort of approximately 150 medical students will begin classes in July 2022.
CHSU founders are working with the city to develop the 110-acre North Clovis area in order to support the students, faculty, and future growth plans for the university. At full buildout, the campus plan will include several post-graduate colleges, student and faculty housing, and adjacent commercial/retail uses for a connected, sustainable plan with walkability at the forefront. CHSU expects to build several more health science programs and serve a campus population of over 2,000 students, faculty, and staff.
The City of Clovis works closely with Clovis Unified School District regarding new development and potential impacts to local schools. All new developments pay “impact fees” or more commonly known as “developer fees” to Clovis Unified School District for schools, water, sewer, infrastructure, and a breakdown can be found at: https://www.cusd.com/DeveloperFees.aspx
Because of CHSU’s student demographic, the housing planned to support CHSU’s expansion is expected to have less of an impact on CUSD schools than non-affiliated housing would.
Millions of dollars in school fees and infrastructure impact fees will be collected from campus housing to pay for schools, roads, sewer/water, and other infrastructure improvements.
While there are areas in Clovis that have only experienced minimal development, the City is responsible for supporting the area’s growing population and must plan accordingly. Smart, financially responsible growth is a key part of the priority goals for the City of Clovis. By developing projects that take the community’s wellbeing into account, Clovis can ensure growth that complements the Clovis way of life.
While this housing will eventually be available to the public to purchase or lease, a priority offering system will be put in place to ensure the housing needs of CHSU and our local medical partners are met. Although details and timeframe are still to be finalized, the following is an example of how the priority offering system could work: students and faculty of CHSU will have the first opportunity to purchase or lease university housing once it has been released. Once that time has expired, partners at Community Medical Centers and CHSU alumni will be offered a chance to lease or buy. Once the initial pre-release period has expired, any remaining homes and apartments will be made available to the public.
